Avilés

Selling and buying in Avilés.

Avilés has the best-preserved old town in Asturias and, ten minutes away, neighbourhoods where you can buy for far less. That price gap inside one city is what most confuses people when they put a flat on the market.

Whichever side you're on

Two ways of being in this.

Selling and buying in Avilés are different jobs. We do both, but never both in the same transaction.

If you're selling

Selling your home in Avilés

  • 01
Don't compare with the centreA flat in Llaranes is not valued at Galiana prices, even though they are in the same city.
  • 02
If the building is listedIn the old town there are restrictions on works that buyers will ask about. Better to know them first.
  • 03
Show properly what you haveMuch of the Avilés stock competes on price; the one that also competes on photography sells sooner.

If you're buying

Buying in Avilés

  • 01
What you pay for the centreLiving on Galiana costs more, but not all of the old town is worth the same.
  • 02
1950s and 1960s buildingsLift, installations and works levies: that is where the risk and the opportunity are.
  • 03
The coast ten minutes awaySalinas, Luanco and Verdicio are another market, seasonal and with a different buyer.

FAQ

Selling or buying in Avilés.

My flat is in the old town: can I fully refurbish it?

It depends on the building's level of protection. Some works need authorisation and others simply cannot be done. Worth checking before buying, or before promising anything to a buyer.

Do working-class neighbourhoods sell worse?

Not necessarily: they sell at a different price and to a different buyer, often investors or first-time buyers. What doesn't work is asking centre prices in a neighbourhood that isn't the centre.

I have a summer house in Salinas

It is a seasonal market: it is shown differently and the timing of the listing matters. We'll plan it with you on a calendar.
