Mieres and Langreo

Selling and buying in the mining valleys.

Mieres, Langreo, San Martín. This is the Asturian market with the lowest entry prices, and also where a pricing mistake shows most: here an overpriced flat doesn't sell, it sits.

The neighbourhoods

The valleys from inside.

MieresThe town centre concentrates nearly all the demand; the surrounding settlements work with local buyers.Mieres del Camino · Turón · Figaredo · Rioturbio
LangreoLa Felguera and Sama are the two big markets, each with its own clientele.La Felguera · Sama · Ciaño · Barros
San Martín del Rey AurelioSotrondio, El Entrego and Blimea: low prices and spacious homes.Sotrondio · El Entrego · Blimea

Whichever side you're on

Two ways of being in this.

In the valleys the price is almost everything. A well-pitched home moves; one priced as it was ten years ago stays in the window.

If you're selling

Selling your home in the valleys

  • 01
Today's price, not 2008'sIt is the most repeated mistake here, and the costliest in time: every month sitting costs you.
  • 02
The lift and the floorIn buildings with no lift, the floor changes the price more than the size does. It has to be said plainly.
  • 03
Investor buyersA good share of demand buys to let: they ask about rents, costs and real condition.

If you're buying

Buying in the valleys

  • 01
Low entry, but check the buildingWhat's genuinely cheap is what needs no urgent works. We check roof, installations and levies.
  • 02
What actually letsThe rent you can get in Sama is not the Oviedo rent. We give you the realistic figure, not the optimistic one.
  • 03
Small settlementsTurón, Rioturbio or Blimea have local demand: you buy well, but resale is slower.

FAQ

Selling or buying here.

Is it worth buying here to let?

It can work if the flat needs no works and the rent matches what the area pays. What doesn't work is buying cheap and assuming big-city rent.

My flat has been listed a year with no viewings

Almost always the price, and sometimes the photos. The first thing we do is look at what has actually sold on your street, not what is being asked.

Do you buy the flats yourselves?

Sometimes yes, through Kaspar Capital, and in that case we say so upfront and with our cards on the table: we cannot represent you and buy at the same time.
