Ponferrada and El Bierzo

Selling and buying in Ponferrada.

El Bierzo is where we have spent the most years, with Kaspar Capital: buying, refurbishing and letting. We know the buildings one by one, and that shows both when setting a price and when spotting what doesn't add up in a listing.

Two ways of being in this.

Here we sell, buy and also manage lettings, including room rentals, which in Ponferrada have their own market.

If you're selling

A realistic price from day oneIn a market with low entry prices, overpricing by 10 % leaves a home sitting for months.
  • 02
Selling with a tenant in placeIt can be done, and sometimes sells better: some buyers want income from day one.
  • 03
Paperwork in orderLand registry extract, bills and, if let, the lease: it is the first thing a serious buyer asks for.

If you're buying

Buying in Ponferrada

  • 01
Which building you are buyingYear, installations, minutes and levies. In older buildings this is half the decision.
  • 02
If you want it to letWe tell you what rent is realistic in that neighbourhood, not the one you'd like to charge.
  • 03
Buying from elsewhereMany Bierzo buyers live elsewhere: video viewings and full management.

FAQ

Selling or buying in El Bierzo.

Can I sell a flat that is let?

Yes. The lease stays in force and the buyer becomes the landlord. Some buyers prefer it that way, because they collect rent from completion.

Is it worth refurbishing before selling?

Almost never a full one. Painting, fixing what stands out and taking good photos pays off; a full refurbishment to sell rarely does.

What about letting by the room?

In Ponferrada it works, especially near the hospital, but it is more work and has its own rules. If you buy one, we explain exactly what you are taking on.
